Privacy Policy

VeraFinder LLC (“VeraFinder”, “we”, “us”) is a Delaware limited liability company. Our office is at 2035 NE 151st St, North Miami Beach, FL 33162, and our mailing address for privacy inquiries is 8 The Green, STE 4000, Dover, DE 19901. We provide VeraFinder, an online service for finding and analyzing U.S. real estate listings for investment, with tools such as the Investment Finder and the Rent Valuator. We are part of Vera Group, a group of affiliated companies based in Florida.

VeraFinder is a data and analytics service that provides educational and informational materials for investors to help them save time searching for and analyzing real estate properties.

• VeraFinder does not offer properties or listings for sale or rent.
• VeraFinder does not provide housing, temporary or permanent.
• VeraFinder does not provide any insurance offers of any kind.
• VeraFinder does not offer or provide any financing, including mortgage loans.
• VeraFinder does not offer home inspections or appraisal services.
• VeraFinder does not provide house-hunting services.
• VeraFinder is not a real estate Aggregator.

This policy explains what personal information we collect through verafinder.com (the “Site”), how we use it, who receives it, and the choices you have. It also covers the messages, chats, calls and requests that start on the Site. It does not cover other websites we link to, including other Vera Group sites, which have their own policies.

Use of the Site is also governed by our Terms of Use. Questions about this policy: info@verafinder.com.

We collect what you enter or say on the Site. Depending on what you do, this may include:

• Account details: email address and password, or your full name and email address when you create a free account with your email only; the full name and phone number you add in your profile; your email preferences, saved searches, alert settings (for example, budget, cities, home type and number of bedrooms), favorite properties and Rent Valuator reports. If you sign in with Google, we receive your name, email address, profile picture and Google account ID.
• Contact details and details of your request when you ask about a property or contact us: name, email address, phone number, your message, the type, date and time of a tour, your move-in date, the time you prefer for a call, the property you are asking about and the page you send the request from.
• Whether you want an alert for listings like the one you ask about: the Ask a Question, Schedule a Tour and Check Availability forms have a “Create an alert for listings like this” box, which is checked when the form opens. Uncheck it before you send the form if you do not want the alert.
• The messages you type to our Ask AI property chat, and its replies.
• Your voice, a recording of it and its transcript when you talk to our voice assistant.
• Your device’s precise location, only if you allow it in your browser on the search page. We store it in your browser and use it to show properties near you. The search page reuses it for 7 days and then asks your browser again; it stays in your browser until it is replaced or you clear your browser storage.

A form sends what you entered when you press its send button.

• Request data our host receives each time your browser loads a page: IP address, browser and device type, operating system, language, the page requested, the referring page and the time.
• Approximate location (country, region, city) derived from your IP address.
• After you allow Analytics: the pages you view, time on page, links and downloads you click, screen size, how you reached the Site (including campaign tags in the link) and a cookie identifier. If you are signed in, this may include your internal VeraFinder account ID. Session recording (Webvisor) and click maps are switched off in our Yandex Metrica code.
• Cookie and similar-technology data, including your consent choices (see Cookies and similar technologies).

• Google, when you choose to sign in with Google.
• Stripe, which tells us whether a payment succeeded, failed or was refunded, if you buy a paid plan.

• To provide the Service: run searches, investment metrics, saved searches, alerts, favorites and Rent Valuator reports.
• To answer your request: contact you, send what you asked for, schedule viewings and calls, and pass showing, agent and rebate requests to Vera Realty.
• To keep records of our communications and transactions.
• To run your account and sign you in.
• To run the Ask AI chat and the voice assistant: generate replies to what you ask.
• To send the alerts and service emails you set up, and updates you subscribed to. You can unsubscribe from updates at any time using the link in each email, or by writing to info@verafinder.com.
• To understand how the Site is used and improve it, only after you allow Analytics.
• To protect the Site and its users: block spam, bots and fraud, keep the Site secure and fix errors.
• To comply with the law, respond to lawful requests, and establish or defend legal claims.

We do not use your personal information for a purpose that is unrelated to or incompatible with these purposes unless we first ask for and receive your consent.

We contact you by email, phone call, text message or messenger only as you request, for example when you ask an agent to call you about a property, or as you expressly agree. We also send service emails about your account and the alerts you set up; you can change them in your email preferences. You can opt out of marketing emails at any time with the unsubscribe link in each email or by writing to info@verafinder.com.

When you press the send button of a form, what you entered goes to our servers. Our team, and agents of Vera Realty for showing, agent, availability, property question and rebate requests, read it to answer you.

The Ask AI chat on property pages is an AI, not a person, and is available to signed-in users. The chat starts only when you press Start chat; pressing it is your consent to what this section describes. Your messages, up to 10 earlier messages of the same chat and the details of the property you are viewing are sent from our server to OpenAI to generate answers. Our server passes the conversation to OpenAI and does not save it; OpenAI processes it and may keep it under its own data policies. AI answers can be wrong, and nothing in a chat is a binding offer. Please do not share sensitive information, such as Social Security, bank account or card numbers, in the chat.

Our voice assistant on the home page is an AI. It starts only after you press Start voice assistant and allow microphone access in your browser. Your voice is recorded and transcribed by ElevenLabs, which also generates the spoken replies. Recordings and transcripts are kept by ElevenLabs under its terms and are available to our team. The notice next to the start button says this each time, and pressing Start voice assistant is your agreement to the recording. You can stop at any time by ending the call. If you do not want to be recorded, contact us by the contact form or email instead.

The chat and the voice assistant start only when you press their start buttons. The providers named here receive the content to provide their service to us and handle it under their own terms (see Providers and other recipients).

Session recording (Webvisor) and click maps are switched off in our Yandex Metrica code, and the Site does not include other session-recording tools, such as Microsoft Clarity or Hotjar.

These companies receive personal information through the Site or from us. Most process it only to provide their service to us; our affiliates use it to handle the requests you send to them.

Each provider handles data under its own terms and privacy policy, which can differ from ours. “After you allow” means the provider is not contacted until you switch that category on, in the banner or in Cookie Settings, or press the button named in that row.

We also use service providers that host our backend systems and send emails on our behalf; they receive the data needed to provide that service to us.

We may also disclose personal information when the law requires it, for example in response to a subpoena or another lawful request; to enforce our Terms of Use; to detect or prevent fraud, abuse or security problems; and to protect the rights, property or safety of VeraFinder, our users or the public. If VeraFinder is involved in a merger, acquisition, financing, reorganization or sale of all or part of its business, personal information may be transferred as part of that transaction.

Cookies are small files a site stores in your browser. Similar technologies include local storage and scripts or pixels that send data to a provider when a page loads. The table below lists the cookies and browser storage the Site uses; the services that load regardless of your choices are listed after it.

• On your first visit, a banner lets you accept all, reject all, or choose by category: Strictly necessary, Functional, Analytics and Marketing. Only Strictly necessary is on by default. Functional, Analytics and Marketing stay off until you switch them on. Some embeds also have their own button (for example, Load video), which switches Functional on and loads the embed.
• You can change or withdraw your choice at any time with Cookie Settings in the footer of the Site. Once you withdraw, we stop loading those tools. When you switch Functional or Analytics off, the page reloads so that tools already loaded stop running. Cookies they already set may remain until they expire or you delete them in your browser. When you switch Analytics off, our consent tool tries to delete the analytics cookies it knows on our own domain (_ga, _gid, _gat and _ym cookies).
• Your choice is stored in a cookie named vera_finder_privacy_consent for 365 days: the categories you chose, when you chose, the banner version and a random ID for that choice. When the cookie expires, or when we add a category or a provider that needs a new choice, we ask again.
• Your choice applies to the browser and device you used.

Third-party items on other domains are governed by those providers’ policies. You can also block or delete cookies in your browser settings; blocking Strictly necessary items may break parts of the Site.

These load without consent because the Site or a feature on the page uses them:

• Vercel (hosting), on every page.
• Google Fonts, on every page.
• Listing photo hosts (Amazon S3 and Bunny CDN), on pages that show listing photos.
• Google Maps, on pages with a map (search, property and Rent Valuator pages).
• Google reCAPTCHA, on pages with a protected form (property pages, search pages and Contact Us).

We do not use these for our analytics or advertising, but each provider receives your IP address and browser data when your browser contacts it and handles it under its own terms.

If your browser sends a Global Privacy Control signal, we treat it as a request to opt out of the sale and sharing of your personal information and of targeted advertising. Each time you open or reload a page of the Site while the signal is on, our consent tool switches Analytics and Marketing off, including any consent you gave to them earlier, and Cookie Settings shows that the signal is being honored. Our analytics tools (Google Analytics and Yandex Metrica) do not load while the signal is on, even if you switch Analytics on. The signal applies to the browser that sends it.

We do not respond to Do Not Track (DNT) signals. We honor GPC as described above.

Some providers listed above, such as Google, Yandex, Vimeo and ElevenLabs, can recognize your browser on other websites that use their services, and may collect information about your online activities over time and across those websites under their own policies.

We do not sell your personal information and do not share it for cross-context behavioral advertising or targeted advertising. The Site has no advertising pixels or tags. The Marketing category in Cookie Settings has nothing behind it.

We do not knowingly sell or share the personal information of consumers under 16.

Some state privacy laws give residents rights over their personal information, depending on where they live and whether the law applies to a business of our size and type. Where applicable law gives you these rights, you can use them as described below.

The table lists the categories of personal information we collect and have collected in the past 12 months.

We use sensitive personal information only to provide the service you request and for other purposes the law permits, such as security and fraud prevention, and not to infer characteristics about you. The right to limit its use therefore does not apply, and we do not offer a “Limit the Use of My Sensitive Personal Information” link.

• Know and access: the categories and specific pieces of personal information we hold about you, where it came from, why we use it, the categories we sold, shared or disclosed for a business purpose, and the categories of recipients.
• Delete: we delete what we hold about you, except what the law lets or requires us to keep, such as transaction records.
• Correct: we correct inaccurate information. You can also update your account details in your account at any time.
• Portability: a copy of your information in a commonly used format.
• Opt out of the sale or sharing of personal information and of targeted advertising (we do not sell or share it; see above).
• Opt out of profiling used for decisions with legal or similarly significant effects, where state law provides it.
• List of third parties: where state law provides it (for example, Oregon and Minnesota), a list of the specific third parties to which we disclosed your personal information.
• Limit the use of sensitive personal information, where it applies (above).
• Non-discrimination: we will not deny you services, charge you a different price or give you a different level of service because you used these rights.

We verify a request by matching what you give us with what we hold, for example by replying to the email address in our records. A request to delete, or for specific pieces of information, needs a closer match. We use what you give us for verification only for that purpose, and we will not ask for a Social Security number or account password. We confirm receipt within 10 business days and respond within 45 days. If we need more time, we tell you why and may take up to 45 more days.

An agent can make a request for you with your signed permission. We may ask you to verify your identity directly or to confirm that you gave the agent permission, unless the agent holds a power of attorney under California Probate Code §§4000–4465.

If we decline your request, you can appeal by replying to our decision, or by emailing info@verafinder.com with “Appeal” in the subject. We will tell you in writing what we did or did not do, and why, within 45 days of receiving your appeal. If we deny the appeal, we will tell you how to submit a complaint to your state attorney general.

California residents may ask once a year what personal information we disclosed to third parties for their own direct-marketing purposes (Cal. Civ. Code §1798.83). We do not disclose personal information to third parties for their own direct-marketing purposes without your consent. To ask, write to info@verafinder.com with “Shine the Light” in the subject.

Nevada residents may ask us not to sell their covered information (Nev. Rev. Stat. Chapter 603A). We do not sell covered information as Nevada law defines it, but you can send a request to info@verafinder.com.

The Site is meant for adults, and our Terms of Use require users to be at least 18 years old. It is not directed to children, and we do not knowingly collect personal information from anyone under 18. If you believe a child has sent us personal information, write to info@verafinder.com and we will delete it.

We keep personal information for as long as we need it for the purposes in this policy. How long depends on:

• whether you have an account with us, and how you use the Service;
• how long we need the records to answer follow-up questions or provide the service;
• legal, tax, accounting and licensing record-keeping requirements;
• disputes and legal claims;
• security and fraud prevention.

• Cookies and similar technologies last as listed in the Cookies section above.
• Chat and voice records: our server does not save Ask AI chat messages; OpenAI and ElevenLabs keep what they receive under their own policies.
• Data held by providers under their own terms (for example, Stripe’s payment records) is kept under their policies.

We are based in the United States, and the Site is intended for people in the United States. Your information is processed:

• in the United States, by the providers above marked United States;
• in Russia, by Yandex Metrica (YANDEX LLC), after you allow Analytics;
• by virtual tour providers, where they operate;
• by Amazon S3 and Bunny CDN, which store and deliver listing photos, where they keep and serve the files;
• on the worldwide networks of Vercel and public CDNs.

The laws of these countries differ from U.S. law, including on when government authorities may access data.

We use administrative, technical and physical measures suited to the information we hold, including:

• access limited to staff who need it;
• card details for any paid plan handled by Stripe, never by our servers.

No method of transmission or storage is completely secure. If a breach affects your personal information, we will notify you as the law requires. Please keep your password confidential and tell us at info@verafinder.com if you suspect that someone else has used your account.

The Site links to other websites and services, including other Vera Group sites. Their own terms and privacy policies apply when you use them. If you contact us through WhatsApp or Telegram, those services’ terms and privacy policies apply to the messages you send through them.

We update this policy when our practices change and change the date at the top. When a change is material, we post a notice on the Site and email account holders when it takes effect. Where the law requires your consent to a new use, we ask for it first.
